Tenant improvements that respect your timeline.
Velocity Construction Services builds retail and medical office tenant improvements and a wide range of commercial projects throughout the San Francisco Bay Area. We understand that commercial work runs on a business clock — a lease start date, a grand opening, a quarter when you can't afford to be closed.
So we plan around it. We coordinate with landlords on building rules and shared systems, work hand-in-hand with city plan checkers and inspectors to keep approvals moving, and schedule around your operations to minimize downtime. The result is a space that's ready to open on time, finished to code, and built to hold up to daily commercial use.
Because we self-perform structural, drywall, electrical, and painting work under one license, there are fewer hand-offs between trades — which means tighter coordination and fewer surprises on your schedule.
Commercial capabilities.
From retail storefronts to medical suites, a full set of in-house trades keeps your buildout on one accountable team.
Retail Buildouts
Storefronts, shops, and showrooms built for foot traffic — durable finishes, smart lighting, and a layout that moves customers through the space.
Medical & Dental Offices
Clean, code-compliant exam and treatment rooms with the plumbing, electrical, and finishes that clinical spaces demand.
Office Tenant Improvements
Reconfigured floor plans, new partitions, conference rooms, and break areas that turn a shell or an outdated suite into working space.
Electrical & Lighting (C-10)
Licensed C-10 electrical work — service upgrades, panel changes, new circuits, and lighting designed for commercial use, all in-house.
Drywall & Finishes
C-9 drywall, taping, and a clean paint finish — the surfaces your customers and staff actually see, done with a careful eye.
ADA & Code Upgrades
Accessible entries, restrooms, and paths of travel brought up to current code so your space passes inspection and welcomes everyone.

Banter Bookshop, open for business.
One of our favorite commercial projects is the buildout of Banter Bookshop — a neighborhood bookstore that needed a bright, welcoming retail space ready for opening day.
We handled the buildout and finishes that turn an empty lease space into a working store: framing and drywall, lighting, paint, and the details that make a small retail space feel inviting. The goal was simple — help the owners get the doors open on schedule, with a space their customers would want to spend time in.
It's the kind of project we like best: a local business, a clear deadline, and a finished space we're proud to point to.

Inspection-ready clinical spaces.
Medical and dental tenant improvements carry their own demands — dedicated plumbing and electrical runs, smooth cleanable surfaces, accessible layouts, and finishes that hold up to constant sanitation.
We build exam rooms, treatment bays, and reception areas that are clean, code-compliant, and ready for inspection, so your practice can be licensed and seeing patients without delay.

Answers for business owners.
What most owners want to know before a commercial buildout begins.
Can you work after hours or around our operations?
Yes. For occupied spaces and busy retail or medical environments, we routinely phase work and schedule the loudest or most disruptive tasks after hours and on weekends. We plan the sequence with you up front so your business stays open and your downtime stays minimal.
Do you handle permits and inspections?
We do. We coordinate directly with the city on plan check and pull the permits your project requires, then manage the inspection schedule through to final sign-off. Working hand-in-hand with inspectors is part of keeping your timeline on track.
Are you licensed for commercial work?
Yes. Velocity holds California CSLB License #1005278 — General A and B, plus C-9 drywall, C-10 electrical, and C-33 painting. Five classifications under one roof means much of your buildout is self-performed and fully licensed.
How soon can we open?
Timelines depend on scope, permitting, and any specialty equipment, but we build the schedule around your opening date and work to protect it. After a walkthrough we can give you a realistic, honest timeline before any work starts.
